What the score checks

One Renewal Record, Five Places Where Gaps Usually Hide

The score is intentionally simple. Every answer is worth two, one, or zero points. There are no hidden weights and no automated underwriting model behind the result.

Timeline and current program

The tool checks whether the deadline, expiring policies, renewal terms, nonrenewal notices, and open carrier questions are together.

Property schedule and occupancy

It checks the SOV or building schedule, values, unit counts, occupancy, rent roll or association records, and management contacts.

Losses, roofs, inspections, and repairs

It asks about loss runs, open claims, roof and system records, photos, applicable reports, recommendations, and completed-work proof.

Wind, flood, and lender requirements

It checks for flood-zone or elevation records, flood policies, lender wording, deductible rules, and evidence deadlines where they apply.

The score asks for records only when they apply

Flood, lender, inspection, reserve, and structural documents vary by property and account. The tool qualifies those requests when they apply, when someone has requested them, or when the record is available.

Association responsibilities can depend on current Florida law and governing documents. Lender and carrier requirements vary. Use qualified legal, engineering, lending, and insurance professionals for decisions in their respective fields.
