For Northeast Florida condo boards and managers

Jacksonville Condo Association Insurance

We help Jacksonville and Northeast Florida associations compare master property coverage, wind deductibles, flood options and the rest of the building insurance program. Start with the association's address and best contact. We will help with the details.

Renewal date if known. Documents can follow. No upload required to get started.

A master-policy review for the building and the board

For a riverfront building, a coastal tower or an inland community, the useful comparison starts with the actual property and policy. We look beyond the renewal premium so the board can understand what each proposal would cover and what remains unresolved.

Buildings, values and limits

Compare the building schedule and replacement-cost valuation with the limit available for one occurrence. Identify lower caps, sublimits, layers and conditions before comparing price.

Understand policy limits

Wind, water and deductibles

Record the named-storm, hurricane, other-wind and all-other-perils deductibles as written. Review flood separately, including available RCBAP, private or excess options and any lender conditions.

Review association flood questions

The association's full program

Bring liability, D&O, crime/fidelity, equipment and umbrella questions into the comparison where relevant. Mark outstanding conditions and compare total premium, taxes and fees on the same basis.

Which Northeast Florida records help the review?

A mailing address does not settle every jurisdiction question. Confirm the building authority and keep each building's records together. These official resources help a board or manager find the right starting point; you do not need to finish this work before contacting us.

Jacksonville

Condo and co-op milestone inspection guidance

The city's Building Inspection Division publishes its milestone inspection process, report contents and contact route.

What to bring into the insurance conversation

If the building falls under this authority, keep the notice, signed report, findings and repair status together. Tell us which items are complete and which are pending.

Jacksonville Beach

Building division and permit records

Jacksonville Beach has its own Building Inspection Division. Its Planning & Development page links the COAST permit-record search and public-record request route.

What to bring into the insurance conversation

For a roof, balcony or other permitted project, distinguish the proposed work, issued permit and completed inspection. A quote should reflect the building's actual status.

St. Johns County

Address and parcel flood-zone tools

The county GIS page links its Flood Zone Viewer, which supports address or parcel searches and displays flood-zone and map-change information.

What to bring into the insurance conversation

Use the actual building address when discussing flood coverage. Keep the map information beside any elevation certificate, existing flood policy and written lender request.

An inspection report, completed permit or flood map is one part of the building file. It does not guarantee insurance eligibility or replace policy terms, lender review, legal advice or an engineer's conclusions. Confirm current requirements with the authority responsible for the property.

Turn the building file into clear quote questions

If a balcony or roof project is open, tell us what the professional report says, what work is complete and what is still scheduled. If equipment sits at a lower level, ask how flood, wind-driven rain and equipment breakdown are treated. Those are different coverage questions.

For a multi-building association, keep addresses and values separated by building. Ask whether a limit or deductible applies per building, per occurrence or on another basis. A total valuation on the schedule does not, by itself, establish the amount payable for one loss.

We show two real Miami quote comparisons on our statewide page. They illustrate why we compare terms and premium together; they are not Jacksonville results or a promise of similar terms.

Start now. Gather the rest with a plan.

  1. Share the primary address and best contact. Add renewal timing if known. Our initial form keeps documents optional.
  2. Tell us what needs attention. A nonrenewal, changed deductible, lender question or open repair helps us focus the next conversation.
  3. Compare available terms. We help identify the records insurers need and the differences the board should review before deciding.

If the renewal is close, tell us the actual expiration date. A request does not extend coverage. Our nonrenewal and renewal-calendar guide can help organize the next steps.
